Center Gate Plaza managed by a commercial real estate property manager was built in 1986 as a premier Publix shopping center located at the high traffic intersection of Bee Ridge Road and I-75 in Sarasota FL.   The segment of the center that was up for roof replacement comprised of 6 roof sections totaling 36,000 square feet.  Each section had its own unique set of problems varying in levels of water saturation to the underlayment.  The composition of the roof was a metal deck, 1.25” ISO insulation, 1/2” BUR with loose pea gravel.  Section C was the most problematic as the ISO was very wet and it was the only section that required a complete tear off to the metal deck.  

The commercial property manager selected Peach State Roofing (for the very first time) on this job partly due to our creative approach, problem solving and attention to detail.   The plan of attack would be to address the roof replacement in two phases starting with section C.   2.5” of ISO and 60 Mil TPO would be mechanically attached to the deck.  While other roof venders were pushing a less expensive 1/2” Fan Fold EPS, PSR showed the value of increasing the roofs R-Value by an additional 2.5” of polyiso. The new polyiso would add an additional R-14.4 to the building.  Rock removal would be accomplished in one step at the start of the program while material delivery would be split into two separate load events.  The timing of the job would be before Easter and then after as well and as it turned out right in the middle of the Corona Virus outbreak.  PSR flagged off a section of the back-parking area as a buffer between PSR staff and the tenants and kept all operations completely separate.  Parking in the back was temporally halted and PSR staff had limited interaction with the tenants, mandatory minimum of six feet from worker to tenants was strictly enforced. 

The project is currently in progress but going extremely well and as slated. The completion is expected in the next week or so and will be finalized with a manufacturer’s final inspection to give the building owner and property manager a full manufacturer’s and Peach State contractor’s warranty.
