Project Profile: Hometown Inn & Suites – Crestview, FL

Yesterday, Peach State Roofing completed a roof recovery of the Hometown Inn and Suites in Crestview, FL.  

The owner knew hurricane season is approaching and it was the perfect time to perform the renovations since his occupancy is currently low.  Normally March is an extremely busy month, however the state of Florida is under “stay at home” orders from the government with the current COVID-19 situation nationally. 

The 28 years old+ roof (approximately 12,900 sq ft) was composed of white industrial grade roof coating over.45-mil. EPDM membrane and 2″ Polyiso insulation fully adhered to a wood structural deck.  The existing roof was deteriorated, cracked, and continued to leak after completing numerous repairs.   With only one existing roof system in place, the building code would allow a recover assembly to be installed.

Prior to commencement, Peach State Roofing met onsite with the owner’s representative to review the scope of work, pull all permits, review onsite safety requirements, and go over logistics. Before loading the roof, Peach State Roofing’s operations team set up all necessary safety equipment following Federal and State regulations.

In preparation for the new roof assembly installation, the existing EPDM membrane was cut at 10′ intervals allowing the membrane to relax per manufacturer’s requirements. A New 1/2″ Carlisle R-Tech EPS fan fold recovery board was then mechanically attached to the wood deck to meet all local Florida wind uplift requirements.

Once the recovery board was fastened into place each day, the new Carlisle Sure Weld .60-mil. Energy Star rated TPO membrane was rolled out and positioned into place. The membrane was then mechanically attached using approved fasteners and plates to meet the manufacturer’s requirements and wind uplift requirements. The membrane was then heat-welded at the seams to create a cohesive single-ply TPO roof system.

PSR removed existing EPDM at the perimeter parapet walls, prepared substrates, and applied Carlisle Sure Weld bonding adhesive to properly seal all walls. Once the adhesive had cured, new slip flashings were installed under existing coping.  The owner preferred to reuse the existing metal.  All roof penetration details such as pipe boots, hand penetration wraps, pitch pockets, and roof drains were completed to meet the manufacturer’s standards. 

In total, the project took 5 days to complete. PSR crews downloaded all materials from the roof, performed a thorough roof inspection to ensure the property grounds were cleaned and clear of debris. PSR project management teams completed their final inspections and reports and delivered them to the owner’s representative.

The Hometown Inn and Suites re-roofing project will receive a Carlisle 20 year No Dollar Limit Labor and Material warranty as well as a Peach State 2-year contractors’ warranty.
